One job, start to finish
Fabric is billing software for specialty trade subcontractors. It does the billing from the proposal forward, and on the Professional plan it keys the invoice into QuickBooks Online for you. Every screen below is the same sample job, Riverside Medical Office Building, and each figure carries into the next.
The sample is a steel and misc metals package. The paperwork has the same shape in any trade that bills against a schedule of values.
Step 1: The signed proposal
Halden Iron Works signed PROP-0001 on June 4, 2026 and Corbett & Lane Builders signed it on June 5, 2026, both in Fabric. Everything after this bills against the signed proposal.

Step 2: The schedule of values (SOV)
Converting the proposal builds the schedule of values with the same sections, each carrying its subtotal. Change order 1, roof access ladder, was approved for $6,850.00, so line CO1.1 sits below the original contract and the total moves to $324,140.00.

Step 3: Pay app #3
September's work goes in line by line. Retainage is figured on each line and then summed, and the cover sheet carries the result: $272,462.50 completed and stored, $13,623.13 held, $98,567.25 due.

Step 4: Save & Send
One step creates invoice 1021 and emails the pay app and invoice PDFs to the GC. On the Professional plan, the invoice also goes into QuickBooks Online when you're connected. You read and edit the email before it goes.
