Billing software that knows retainage
Billing software that knows retainage, for progress billing, that invoices for you, and with GC-ready PDFs.

For specialty trade subcontractors who bill general contractors against a schedule of values.
Plans from $99/month with unlimited users. QuickBooks Online is on the $249 plan. See pricing

Enter the job once
The signed proposal becomes the schedule of values. Approved change orders join it, each pay app starts where the last one ended, and sending the pay app builds the invoice. Every figure is typed once and carried forward.

Track every bid
Every proposal sits in one list with its status: draft, sent, approved, rejected or converted. The dashboard shows how many are in each.

Signed from a link
Send a proposal or change order and the GC signs it on their phone, without an account. Fabric keeps the name, signature and date with the document.

Syncs with your accounting software
Professional planFabric connects to QuickBooks Online. Sending a pay app creates the invoice there, QuickBooks numbers it, and payments sync back to the job.

Your GC can look it up
Every email you send links to the client portal, where the GC sees SOV progress, billing history, change orders and the files you share, under your company name and logo.

A safety plan for each site
Professional planA guided wizard builds a site-specific safety plan. Hazard analyses load from the job's scope, and the nearest ER and clinic are mapped from the site address.

Warranty and closeout
Save your warranty terms as a template and every proposal starts with them, so the GC accepts them when signing. At closeout, a retainage release pay app bills the retainage you've held.

What the GC receives
Corbett & Lane Builders needs no account. The PDFs arrive by email with the invoice. Open any of them here to see it full size.
Built by tradespeople, for the trades
Fabric was built inside a working specialty subcontractor to run its own billing. That shop still sends its pay apps from Fabric every month.
Questions before a demo
Will my GC accept Fabric's pay apps?
Fabric prints the industry-standard cover sheet and continuation sheet, with retainage on each line and change orders below the original contract. If a GC requires their own form or billing website, you upload Fabric's PDF there. Fabric doesn't fill in other companies' forms.
Do I need QuickBooks?
No. QuickBooks is optional, and Fabric connects to QuickBooks Online only, not QuickBooks Desktop. Without it, Fabric handles proposals, pay apps, change orders and invoices on its own.
Does my GC need an account?
No. Your client opens the portal and signing pages from a link you send, without a password, and clients don't count as users.
What does it cost?
$99 a month for up to 10 active projects, or $249 a month for unlimited projects with QuickBooks Online, safety plans, subcontractors and expense tracking. Both plans include unlimited users and run month to month.
What happens after I request a demo?
We reply within one business day and set up a 30-minute screen share. Send a proposal or schedule of values ahead and we'll run the demo on your own job. After the demo we set up a trial account with every feature on.
