Contract
Set what you'll bill against. The signed proposal becomes the schedule of values, and approved change orders add to it.
Proposals
- Sections with nested lines and a subtotal on each section
- Lump-sum and unit-price lines, plus alternates you can include or leave out
- Drawings, specs and other files attached to the proposal
- Both parties sign online, and the signed copy stays with the job
- A PDF under your company name, emailed from Fabric after you review the message
Schedule of values
- Built from the signed proposal in one step, sections included
- Bill line by line, as a lump sum, or by section
- Approved change orders go below the original contract and update the contract value
Change orders
- Their own line items, numbered CO1.1, CO1.2 and on
- Signed online by both parties
- Approval adds the lines to the schedule of values and updates the contract
- Send Reminder emails the GC the signing link and the PDF again
Billing
Monthly pay apps built from the schedule of values, with the invoice created when you send.
Progress billing
- Cover sheet and continuation sheet in the industry-standard format
- Enter progress as a dollar amount or a percentage, plus materials stored
- Previous billing carries forward from the last pay app
- Retainage rounded to the cent on each line, so the cover sheet matches the continuation sheet
- Retainage percentage set per project, with a retainage release at close-out
QuickBooks Online Professional plan
- Optional. Without it, Fabric creates and numbers the invoice itself
- Sending a pay app creates the invoice in QuickBooks, which numbers it
- If QuickBooks can't take the invoice, nothing is created and the pay app stays a draft
- Payments sync back to Fabric
- Clients, projects and schedule of values lines match their QuickBooks records
- Also connects to Intuit Enterprise Suite

Client portal
- Opened from a link in any email you send, with no password
- Schedule of values progress, billing history and change orders
- Change orders waiting on the client link straight to signing
- Documents you mark as shared, ready to download

- Every send opens a preview with To, Subject and Message you can edit
- The document PDF is attached, and you can add or remove files
- Recipients set per project, starting from the client

Users and roles
- Admin, PM and Viewer roles on both plans
- Viewers can read and export PDFs but can't change anything

Safety plans for the site, and records for the subcontractors you bring on.
Safety plans Professional plan
- A site-specific safety plan per project, built in a guided wizard
- Hazard analyses load from the job's scope
- The nearest ER and clinic found from the site address, with driving routes
- PPE, emergency contacts and programs copied from your own defaults
- Issued plans saved as PDFs in the project's documents
Subcontractors and expenses Professional plan
- Insurance and license records with expiry alerts
- Payments tied to lines on the schedule of values
- Payments move from draft to approved to paid
- Job expenses by category and project

- Will email the GC on a schedule you set per project while a change order waits
- Will stop after the number of reminders you choose
- Will link to the change order log in the client's portal
